For Purchase Receipt – Confirm from Baale of the community or Previous Seller

For Survey Plan- Check the Surveyor General’s Office Alausa Ikeja

For Site Coordinates Search – Surveyor General’s Office Alausa Ikeja

For the Deed of Assignment – Ask a Property Lawyer to review it

For Contract of Sale- Throw it away. It’s not a good title. You own nothing

For a Certificate Of Occupancy (C of O) – Check the Land Registry Office at Alausa Ikeja

For Governor Consent – Check the Land Registry Alausa Ikeja

For Building Plan Approval- Check LASPPPA Office Alausa Ikeja

For Environment ( Canals, Drainages etc) – Check- LASEPA Office at Alausa Ikeja

For Wills / Letter of Administration- Check the Probate division at the High Court

For Court Judgement/ Orders/Injunctions – Check the High Court Registry Office

For Lagos State Gazette- Check the Cabinet Office at Alausa

For Excision- Check the Surveyor General’s Office at Alausa Ikeja

For Excision in Progress: Ignore it and walk away. Anything in Progress is not a valid document.

For Ratification- Check Ratification Room MTN building Office at Alausa Ikeja

For Government Scheme Lands Like Lekki Phase 1&2, Magodo 1&2, Omole 1 &2, Isheri North etc and GRA Houses – Check the Scheme Offices at Office at Alausa Ikeja

For Houses and Lands in Festac – Check FHA Building FESTAC Town

For LSPDC Houses and Flats.- Check the LSDPC Office at Ilupeju

For Lekki / Ibejulekki Scheme Lands – Check NTDA offices Office at Alausa Ikeja or Lekki Scheme 2 Office Ajah

For Mortgages – Check the Mortgage and Charges Section at the Land Registry Office at Alausa Ikeja

For Real Estate Developers – Check with REDAN ( Real Estate Developers of Nigeria ) to know if they are licensed and members to be qualified Real Estate Developers

For Omoonile lands- Check with the Baale, Secretary of the Family, Youth Leader and at least 2 Community members to corroborate each other. If there is an inconsistency in one of their stories, jejely walk away.

Don’t say Omonile Lawyer has not done anything for you to prevent your house from being demolished.

Don’t be Stupid and pay Millions of Naira to buy a land or house without confirming the status of the property.

Don’t be a fool to listen to an Agent, Developer, Omoonile or Seller to convince you to pay Millions of Naira to buy a property before you verify it later.

Ignorance of the law is not an excuse. That House will be demolished if you fail to verify it properly.
